Haryana government has notified the amendments in the final development plan 2021 for Sirsa town.
Stating this here on Wednesday, an official spokesman said the Urban Local Bodies and the Town and Country Planning departments have jointly issued a notification to this effect.
As per the amendment, he said every residential sector would be developed to the sector density indicated in the drawing with 20 per cent variation on either side and in addition to it, the density as prescribed in the New Integrated Licensing Policy, Deen Dayal Jan Awaas Yojna Policy and Affordable Group Housing Policy.
In addition, 20 per cent Group Housing component policy would also be applicable in a residential sector. He said word residential has been divided in sectors of various densities ranging from 150 to 250 persons per hectare. The density pattern arrived at is with a view to strike a balance between aesthetics, social and functional values. Therefore, only that part of the town which is densely populated, with a density of 400 persons per hectare is proposed to be decongested by suitable conservative development and brought to a viable figure of 250 persons per hectare. He said cantilevered permitted roof projections, lift room, mumty, balcony, basement or any floor if used for parking, services and storage, stilt area proposed to be used for parking or pedestrian plaza only, open staircase (without mumty), terrace with or without access, fire staircase, atrium, water tank, open court yard of permitted size would not be counted for the purpose of calculating Floor Area Ratio (FAR).
